A property manager wants to replace Yardi Breeze and RentCafe with an in-house tenant portal and is looking for rent payment collection over ACH and cards. The current shortlist pairs Dwolla for ACH with Stripe for cards.

Current setup Rent is collected through Yardi Breeze today, on a $100 minimum monthly software plan with ACH included. The 100-unit threshold mentioned is a provider pricing tier, not the size of the portfolio. Unit count and rent volume are not disclosed.
Points to clarify The project is at the planning stage; no migration has been signed. Country, legal entity and rent volume are unknown. If tenant funds pass through the manager on behalf of owners, the setup may need a regulated model, so providers should explain how they handle it.
